With some alternative onsite wastewater disposal systems, Loudoun County requires a maintenance and monitoring contract be in place at all times for the life of the system. The minimum contract term is 24-months. In addition to the regular inspection and maintenance services, Loudoun County Health requires these additional services and analyses be performed as follows:

Informal testing every six months consisting of the following:

1. Septic Tank Systems
a. Check for sludge accumulation (Greater than 40% requires cleaning)
2. Aerobic Treatment Units
a. 30 minute settleable solids (conducted on the mixed liquor suspended solids) Settleable solids > 65% will require pump out of solids, pump out may be recommended if settleable solids are > 50%

All Systems (including the above-referenced systems)

A sample of the final effluent from the pump chamber or sample port shall be checked for:
3. Odor (a slightly musky odor is normal, septic or rotten egg odors are not normal and indicate that service is required)
4. Color (less than 15 units of color is normal)
5. pH, (pH between 6.0 and 9.0 is normal)

Formal Testing Annually consisting of the following:

1. All tests and observations listed under informal testing above.
2. Collect and analyze a sample of the final effluent for:
a. Biological Oxygen Demand (BOD5) (test results should be < 30 mg/l)
b. Total Suspended Solids (TSS) (test results should be < 30 mg/l)
c. Fats, Oil & Grease (FOG) (test results should be < 5 mg/l)

Additional Services

This agreement must also provide that SeptiClean is licensed, bonded and capable of performing all necessary repairs on the system within 48 hours. SeptiClean keeps most parts and equipment for normal repair and maintenance in stock. Some repairs may require parts to be ordered. While waiting on parts or completion of major repairs, the system may have to be shut down requiring temporary pump and haul of sewage. Fees for repairs, parts and temporary pump and haul are not included in the price of the O & M contract unless otherwise specifically stated.
